Project Description

The Mill at Westside Acquired (Atlanta, GA)

Mesa Capital acquired The Mill at Westside in June 2024. The property is a Class A midrise, structure-parked apartment community located in Atlanta’s West Midtown submarket. The Mill was constructed by Worthing Companies, an Atlanta-based developer, and was completed in 2017. The community contains a total of 282 residential units plus comprehensive amenities.

The Mill’s location is a key feature in its attractiveness as a residence and investment. The community is located along Huff Rd, just off Howell Mill Rd, in the heart of West Midtown. The submarket is undergoing a rapid transformation from its industrial past to one of Atlanta’s most vibrant in-town locations, featuring a top university, high tech employers, upscale residential, award-winning restaurants and plentiful entertainment. West Midtown is home to Georgia Tech, the U.S.’s #10-ranked public university and #3-ranked engineering school. West Midtown’s major employers include Coca Cola (HQ), Microsoft, Facebook, Pandora, Uber, Nike and others.

We are pleased to add The Mill at Westside to our portfolio. This acquisition is consistent with Mesa Capital Partners’ strategic objective to own high quality rental communities in dynamic locations, acquired at meaningful discounts to replacement costs and recent peak pricing levels.

The Mill’s elegant design, meticulous construction and superior location should allow it to attract selective residents for many years to come. All Mill units have a unique feature-set including 10ft ceilings, upscale tray ceilings and mouldings, 8ft interior doors and oversized windows to complement 42” cabinets, granite counters, stainless appliances and faux hardwood floors. The Mill’s high-elevation site creates panoramic views of Cumberland/Vinings, Buckhead, Midtown and parts of Downtown from many of the property’s units. The views are especially impressive from the property’s rooftop deck that features a pool, fitness center, grill stations and social areas. The Mill provides ideal in-town living made even better with its convenient walking distance to leading restaurants, art and entertainment venues. The Mill’s site will continue to get more attractive over time. The Atlanta Beltline Northwest Trail, running nearly contiguous to The Mill, should be completed around the end of 2026, providing future residents a highly desirable additional amenity.
